Fire-Safe Design in the Foothills
Much of Montecito and the hills above Santa Barbara and Goleta are wildland areas. California law requires 100 feet of defensible space around structures (or to the property line), and Montecito Fire asks for an ember-resistant first five feet: hardscape such as gravel, pavers or concrete and no combustible bark or mulch (Montecito Fire defensible space). We design patios, paths and seat walls to do that work and keep planting lean near the house. You can check any address on the State Fire Marshal's FHSZ map.

Permits and Design Approval
Santa Barbara, Goleta, Solvang, Santa Maria, Lompoc and the other incorporated cities issue their own permits. Unincorporated communities such as Montecito, Santa Ynez, Los Olivos and Orcutt go through the County of Santa Barbara, and Montecito projects that need design approval go to the Montecito Board of Architectural Review, which can require a landscape plan listing plant species, sizes, quantities, locations and irrigation type (MBAR plan checklist). We prepare those plans and coordinate the submittal.

Do you work in Santa Barbara County?

Which lawn rebate applies to my home?
It depends on your water provider. The City of Santa Barbara, Montecito Water District and Goleta Water District each run their own program, and all require approval before work starts. Check your water bill or ask us at the site visit.
Does artificial turf qualify for rebates?
Not in the City of Santa Barbara lawn replacement program or the Goleta Water District program, which both exclude it. Check the terms for your provider before choosing turf.
Do Montecito projects need design approval?
Many do. Montecito is unincorporated, so permits come from the County of Santa Barbara, and projects that go to the Montecito Board of Architectural Review may need a landscape plan. We prepare the plans.
