Water and Cash for Grass on the Nipomo Mesa

The Nipomo Mesa relies on groundwater, and the County treats it as a water conservation area. Property owners in the Nipomo Mesa Water Conservation Area can apply to the County's Cash for Grass program, which pays an incentive for replacing irrigated lawn with approved low-water plants and groundcover. Funding is first-come, first-served and has been limited for the Mesa, so apply and get approval before removing turf. Water service in Nipomo comes from the Nipomo Community Services District and other purveyors depending on your address; NCSD's current rebate list is a clothes washer rebate, not a lawn rebate. Permits, HOAs and Fire Safety

Nipomo is unincorporated, so building permits go through County Planning & Building. On rural inland parcels outside the Nipomo urban area, the County's Oak Woodland Ordinance requires a permit to clear-cut an acre or more of oak woodland. Many Mesa homes are in planned communities with HOA design review; send us your guidelines and we'll design to them.
